CMHC’s 2025 purpose-built rental benchmark for a two-bedroom unit in Hamilton is $1,656 per month. Your actual lease can be lower or higher depending on bedroom count, neighbourhood, building age, condition and whether the unit is newly listed. Hamilton transit assumption
The city baseline uses $125.40 per month for HSR Adult Monthly PRESTO Pass. Hamilton Street Railway lists the adult monthly PRESTO pass at $125.40, with lower Fare Assist pricing for eligible residents.
If you expect to drive, replace that transit amount with your own estimate for insurance, fuel, parking, financing and maintenance. A car can materially change the budget.
What one-time setup costs can include
Common landing expenses include temporary accommodation, basic furniture, household supplies, winter clothing, phone activation, utility deposits where applicable, identification or licensing costs, moving expenses and transportation from the airport. The default $2,500 setup amount is deliberately editable because these costs vary enormously by household.
